Definitions of some common surveying terms

Below are some definitions of common surveying terms and survey types.


Terms

Architectural Survey: Combination of a lot and topographic survey and in addition shows utilities, building setback, future streets, zoning, etc.

Boundary Survey: A survey of a parcel of land described as metes and bound, involving a research of deed records, defining section lines and corners, and placing stakes at the corners.

Lot Survey: A survey of a lot as in a recorded plat, with a stake set in each corner.

Topographic Survey: A map of a survey showing all topographic features such as buildings, fences, etc., and usually elevations and contours.

Mortgage Report or Extended Coverage Inspection: A report or inspection for the purpose of supplying a title company or mortgagee with inspection data neccessary for the issuing of title and/or mortgage insurance. This data pertains to physical encumbrances and any encroachments observed during this inspection.
